Off-Market Property Searches

Over the last couple of years, there have been times when our clients couldn’t find the home they wanted for sale on the market. Sometimes they wanted a home in a particular school district or a specific neighborhood. Other times, there just weren’t a lot of homes to choose from in their price range.

At times like this our clients have really appreciated our ability to find great off-market properties. We belong to several REALTOR® only communities where we can search for off-market properties. We have also handed out flyers and talked to neighbors in communities where our clients wanted to buy.

Not too long ago, we found an off-market property, showed it to our client and went under contract with it, all BEFORE it went live on the market!

We are one of the only teams in Northern Virginia to have a dedicated Builder Agent on our team with close to 20 years of experience as a sales rep for multiple builders in the area.

With her experience and expertise, we have developed a unique partnership with a wide variety of builders across Northern Virginia. As a result, we have the inside scoop on changes taking place in new home communities, things like quick delivery properties, the opening of new sections, the launch of new communities, etc.

We know about these new homes long before they show up on our local Multiple Listing Service or Zillow. When you work with us, you will know too.

Real-Time Property Alerts

If you’re looking to buy a home, you need to see homes as soon as they come on the market and you don’t want to waste your time looking at homes that are already under contract with someone else. It’s no fun falling in love with a home you can’t buy.

That’s why we have invested in the very best technology available to support our clients. Our website,, updates every hour to ensure you see homes as soon as they are for sale. What’s more, you WON’T see them listed as “for sale” when they are actually “under contract”. (By contrast, Zillow updates every 24 hours. As a result, homes that are “under contract” are often shown as still being “for sale” – NO fun.)

You can also save your favorite homes, along with your search criteria to make your search for a home easier. When you work with one of our Buyer Specialists they can also see your favorites and your searches, making it easier to coordinate going out to look at homes.

Buying a home you love should be fun. When you have real-time information and work with a great team, there’s no reason why it shouldn’t be fun.
